  • How do tenants pay rent?

    Tenants can pay rent by check, money order, credit card until the 5th of the month. After the 5th of the month we will only accept rent in the form of certified funds. We also offer direct draft of the tenant’s checking account, also online ACH payments are accepted through the tenant portal. We do not accept cash payments for rental payments.
  • When is rent due/considered late?

    Rent is due on the 1st of the month and late on the 2nd. Rent must be in our office by the end of the business day on the 5th of the month in order to not incur additional rent. This is true even when the 5th falls on a weekend or a holiday.

    If rent is paid after the 5th of the month there is additional late fee that will be assessed after the 5th. Any current month rental payments received after the 5th of the month must be in the form of a certified check or money order; no personal checks will be accepted after the 5th. Additionally, all payments made after the 5th must include the applicable additional rent.

  • What happens when a payment is missed?

    Our property managers diligently reach out to tenants regularly if payment has not been made by the 5th of the month. Any tenant that remains delinquent after the 5 day grace period our team will communicate with the owner directly to see what steps they would like to take against the delinquent account. This may include a legal 5 day notice that is served by a certified process server, payment arrangements, cash for keys offering or ultimately eviction if the tenant is still unable to pay their rent.
